PROJECTS: City of Escalon Defines A New Pattern for Its Neighborhoods
Last year, the Local Government Commission worked with the city
of Escalon to redesign a proposed subdivision to make it more resource-efficient.
The redesign narrowed the streets, added street trees and a central
park, and oriented the lots so that houses could take advantage
of the sun for natural heating.
Because these changes also made the development more attractive,
residents of a neighboring subdivision changed their position from
opposing the project to one of support.
The city council unanimously approved the new development plan.
The savings to the homeowner in reduced energy bills will be $75
per year and the project savings to the developer due to design
changes, such as decreased paving requirements, will be $191,000.
The City is now asking the developers of another, nearby property
to make the same moneysaving but clearly more attractive design
changes.
